Caruray is the only village/barangay that falls under Cluster 4 as identified in the Conceptual Tourism Master Plan (CTMP) developed by Palafox Associates.
Although it is the closest village of San Vicente to the globally renowned Underground River (Puerto Princesa Subterranean River National Park) which posses another potential for tourism activities, Caruray was identified as Cluster 4 which is expected to become fully developed in at least 20 years once San Vicente Palawan Airport becomes fully operational.
The distance of Caruray from the heart of the development in San Vicente, as well as from the airport, makes investors think twice in buying properties in the area as the concentration of tourist are expected to very high in the Long Beach area.
Although one of the priority projects of the Local Government Unit (LGU) of San Vicente is to provide and improve the road that connects all the villages from end to end, passing through San Vicente Palawan Airport, the road going to Caruray, via Port Barton, is still under construction. Once the road construction gets completed, Caruray may be reached in about an hour and a half traveling on a concrete road from San Vicente Airport.
Like Port Barton, many properties in Caruray are also considered timberland. Timberland are properties of the government and therefore cannot be sold to investors or real estate developers. These are untitled properties that were NOT released yet. Untitled properties that are NOT classified as “released” cannot be acquired by sale nor developed. Other than those titled properties, only those untitled properties classified as “released” (technically called Alienable & Disposable) can be acquired by sale and at the same time developed by land owners. Untitled properties classified as “released” are not classified as timber land and therefore can also be applied for titling.
