While the Conceptual Tourism Master Plan (CTMO) covers the entire San Vicente Palawan, the Integrated Tourism Master Plan (ITMP) focuses on the Long Beach area, particularly the the Flagship Tourism Enterprise Zone (Flagship TEZ). Both master plans are products of the expertise of Palafox Associates, a globally recognized urban planning company. The development of the two master plans was funded by the Department of Tourism (DOT) through its development arm, the Tourism Infrastructure and Enterprise Zone Authority (TIEZA) who engaged the services of Palafox Associates.
Because the ITMP focuses on the Long Beach area being eyed to become the center of all the developments in San Vicente Palawan, most investors are looking for its Implementing Rules and Regulations (IRR) as well as the Deed of Restrictions. The Local Government Unit (LGU) of San Vicente Palawan is now on the process of identifying which part of the ITMP will be implemented in the municipality and a Deed of Restriction is now being formulated to carry out the plans into effect.
The ITMP includes several proposals to ensure an environmentally sound and sustainable development within the Flagship TEZ like:
- Building Height Restrictions
- Fencing Restrictions
- No-Build Zone
- Proposed Road Networks (Bypass Road, Access Road, 3-Meter Bike Lane)
